Maintenance Director

Position Title: Director of Maintenance

Reports To: General Manager Position Type: Full-Time, Exempt

The Director of Maintenance is accountable for maintaining and caring for the facilities of the resort located in Hartford, CT. This includes the guest rooms, common areas, grounds, mechanical systems, and infrastructure. The ideal candidate will lead a team of maintenance staff to guarantee that all facilities are secure, operational, and visually appealing. They will also ensure that the budget is adhered to and that guest satisfaction remains high.

Key Responsibilities:

  • Leadership & Management
    • Inspire, train, and supervise the maintenance team, which includes recruitment, scheduling, and performance assessments.
    • Establish and implement training programs to ensure the staff's knowledge and competence in their duties.
  • Maintenance Operations
    • Supervise daily maintenance operations, guaranteeing the timely and efficient completion of maintenance requests and repairs.
    • Create and implement preventive maintenance programs to reduce downtime and prolong the equipment and facilities' lifespan.
    • Collaborate with other departments to address maintenance needs and support the resort's operations.
  • Budget & Cost Management
    • Prepare and manage the maintenance department's budget while maintaining high standards and cost-effective operations.
    • Monitor and control maintenance expenses, actively seeking cost-saving opportunities without compromising quality.
  • Project Management
    • Plan and oversee renovation and improvement projects, ensuring on-time and within-budget completion.
    • Collaborate with contractors, vendors, and suppliers to ensure the delivery of quality work and services.
  • Safety & Compliance
    • Ensure compliance with local, state, and federal regulations, as well as resort policies and procedures, for all maintenance activities.
    • Implement and enforce safety protocols to safeguard staff, guests, and hazardous materials.
  • Facility Management
    • Maintain the resort's facilities at the highest standards, including critical systems like HVAC, plumbing, and electrical.
    • Oversee landscaping and groundskeeping to maintain the resort's pristine appearance.

Qualifications:

  • Bachelors degree in Engineering, Facilities Management, or a related field preferred.
  • Minimum of 7-10 years of experience in facilities maintenance, with at least 5 years in a leadership role.
  • Proven experience in a hospitality environment, preferably in a resort setting.
  • Strong knowledge of HVAC, plumbing, electrical, and general maintenance practices.
  • Experience with Software: Microsoft Office and "Purple Cloud"
  • Excellent leadership, communication, and organizational skills.
  • Ability to manage multiple projects simultaneously and prioritize tasks effectively.
  • Proficiency in maintenance management software and Microsoft Office Suite.
  • Strong problem-solving skills and attention to detail.

Physical Requirements:

  • Ability to stand, walk, and work in various environments (indoor and outdoor) for extended periods.
  • Ability to lift and carry heavy objects (up to 50 lbs).
  • Ability to work flexible hours, including evenings, weekends, and holidays, as needed.
