Residential Property Caretaker
We are seeking an experienced maintenance supervisor for a 400 unit apartment complex located near Hartford CT.
This is a full-time position with an hourly rate of $31-$33/hr, depending on experience.
Onsite housing is available, with a slight deduction in pay in exchange for free rent. The caretaker is responsible for utilities and additional fees such as pet rent.
The caretaker must be willing to be on-call for after-hours and weekend emergencies on a rotating schedule.
Requirements for this position include a valid driver's license with valid auto insurance.
Ideal candidates will have at least 2 years of prior multi-family experience and experience overseeing 300+ units.
Additionally, candidates should have at least 2 years of facility maintenance experience in a supervisory role.

The Residential Property Caretaker is responsible for maintaining the physical condition of the property and equipment according to company guidelines and standards. They are also responsible for protecting the property and equipment from damage, loss, and deterioration. The caretaker will assess and direct the service staff and provide recommendations to ownership regarding cost containment and asset preservation. We are looking for candidates who are mechanically inclined, team-oriented, and have a strong work ethic.
Responsibilities include:
- Completing work orders
- Preparing apartments for occupancy
- Reporting to the Property Manager
- Being available for on-call responsibilities on a rotated schedule
- Following preventive maintenance guidelines
- Managing and supervising the Maintenance Staff
- Maintaining relationships with other staff members
- Maintaining relationships with suppliers, vendors, and professionals servicing the Company or property
- Handling HVAC, plumbing, electrical, appliance, and other service requests

Qualifications
- At least 2 years of facility maintenance experience in a supervisory role
- At least 2 years of prior multi-family experience
- Valid driver's license with valid auto insurance
- Strong work ethic
- Excellent customer service skills
- Experience leading a team
- Extensive knowledge of plumbing, appliance repair, water heaters, A/C units, and furnaces
- Mechanically inclined and available for on-call duties, including weekends
