Summary:
We are seeking an experienced and meticulous Preconstruction Manager to oversee and manage preconstruction activities in the Charleston, SC area. This role requires strong leadership skills, a comprehensive understanding of construction processes, and the ability to collaborate effectively with stakeholders to ensure accurate project estimation and efficient planning.
Primary Responsibilities:
Project Planning and Development:
- Lead the preconstruction phase of multiple commercial construction projects from start to finish.
- Create and maintain preconstruction schedules, ensuring adherence to project timelines.
Estimating and Budgeting:
- Prepare detailed cost estimates and budgets based on project specifications, drawings, and other relevant documentation at various stages of design.
- Conduct value engineering and cost-saving analysis to optimize project budgets.
- Ensure accuracy in quantity take-offs, labor, and material costs.
Bid Management:
- Solicit, review, and evaluate bids from subcontractors and suppliers.
- Negotiate with subcontractors and suppliers to achieve competitive pricing and favorable terms.
- Prepare comprehensive bid packages for client approval.
Collaboration and Communication:
- Collaborate closely with project managers, architects, engineers, and clients to understand project requirements and expectations.
- Conduct regular meetings with stakeholders to review project progress, budgets, and changes.
- Ensure clear and effective communication across all project teams.
Risk Management:
- Identify potential risks and challenges during the preconstruction phase and develop effective mitigation strategies.
- Ensure compliance with relevant regulations, codes, and standards.
Documentation and Reporting:
- Maintain detailed and organized project documentation, including estimates, schedules, and correspondence.
- Provide regular reports on project status, budgets, and timelines to senior management.
Continuous Improvement:
- Stay updated with industry trends, best practices, and emerging technologies in commercial construction.
- Implement process improvements to enhance efficiency and accuracy in preconstruction activities.
Qualifications:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum of 5 years of experience in preconstruction or a similar role in the commercial construction industry.
- Extensive knowledge of construction methods, materials, and building codes.
- Proficient in construction estimating software and Microsoft Office Suite.
- Excellent analytical, organizational, and problem-solving skills.
- Strong leadership and team management abilities.

- Ability to work under pressure and meet tight deadlines.
